On top of that the danger of choosing a suboptimal tenant, maybe even a rental nomad, arises.

Is the rent higher than local reference rent it might even be an illegal action according to §291 StGB, resulting in possible fines or a prison sentence.

If you decide to assign us with renting out your property you can be assured we will use the latest rent index.

We will look at the following factors to determine a net rent:

  1. Apartment size
  2. Building age bracket (changes according to level of modernization)
  3. Location of property (simple, average, good and desirable address)
  4. Facilities (heating, glazing, special facilities)
  5. Modernization (sanitary facilities, electrics, energy efficiency, level of modernization)

Reference rent in Cologne only applies to apartments while houses and garages are missing from the index as are values for furnishing. In cases as these we determine the prices based on comparable rentals.

In addition, we offer analysis of rental prices and the competitive situation of rent and can determine the market rent accurately thanks to our extensive market knowledge.
