LOCATION

Location is one of the most important parts in determining the value of your object. If the property is located in the inner city of an economically well-situated city the value rises.

Comparable real estate located in a more rural or economically less well-situated area on the other hand will be valued lower. In addition to area and neighborhood local factors like infrastructure affect to value positively or negatively.

Over all condition of the property

Other important factors in determining an objects price are structure as well as facilities of the property. When looking at these the roof, windows and frontage are of importance. Investments before selling – e.g. installing a new heating system, modernizing the bathroom and laying a high-quality floor – will improve the value of your object. On the other hand, inadequate insulation, floors in need of renovation or dated sanitary facilities will lower the value.

Even small investments – e.g. whitening the walls, a new coat of paint for the frontage or exchanging old outlets with new ones – can already result in an improved value for your property.
